Custom Residential Design

We design custom homes from the ground up, beginning with the site and the way the home will be lived in. Early planning focuses on massing, circulation, room relationships, and exterior character before moving into detailed floor plans and elevations.

Remodel & Addition Design

Phase One

Discovery

The Discovery phase focuses on understanding the project before design decisions are made. We review the site or existing home, discuss program needs and priorities, consider budget and feasibility, and identify constraints that will shape the work. This phase is centered on listening and evaluation, establishing a clear foundation for the design process.

Phase Two

Design and Development

With the overall direction established, the design is refined and resolved. Floor plans, elevations, and key architectural elements are developed with greater clarity, with attention given to proportion, circulation, and constructability.

As needed, we coordinate with a curated group of trusted landscape architects, interior designers, and engineering consultants to ensure decisions are aligned across disciplines.

Phase Three

Construction Documents

This phase translates the approved design into a coordinated set of drawings intended for pricing, permitting, and construction. The focus is on clarity, accuracy, and coordination, ensuring the design intent is communicated clearly to builders and consultants.

At this stage, the overall design direction is considered established, with only limited refinements made to support constructability.

Phase Four

Construction Coordination

As construction begins, we remain available to provide clarification and design coordination as the project moves from drawings to built work. This may include responding to contractor questions, reviewing submittals or selections, and offering guidance as needed to help maintain the intent of the design. The level of involvement during construction is tailored to the scope and needs of the project.
